On August 24, 2021, at 6:30 pm, a virtual/video teleconference (Zoom Call) public information meeting will be held to discuss a proposed development project on approximately 18 vacant acres located on the south side of E. Church Avenue between S. Elm Avenue and S. Martin Luther King Jr. Boulevard, in The City of Fresno (click here for project location map). Pursuant to The City of Fresno requirements, this meeting notice is being sent by the project applicant (BDM Builders LLC), who will conduct the meeting.

Proposed

The project is a proposed 468 unit multi-family/multi-story residential development consisting of 30 studios, 102 one-bedroom, 258 two-bedroom, and 78 three-bedroom homes. Included in the project design will be significant open space and recreational amenities along with a tenant community and fitness center, and electric vehicle charging facilities. The architectural style will be contemporary. The applicant is proposing the project to provide high-quality affordable market-rate housing to address:

(1) the current critical local housing shortage

(2) job growth in the planned industrial area to the south

(3) the pending need for student and employee housing that will be created by the nearby Southwest Fresno Community College Campus under construction. 

 

Although the applicant believes the project aligns with numerous written goals and policies of adopted City of Fresno Plans, it will require an amendment to the Southwest Fresno Specific Plan (from medium-density residential to the urban neighborhood) to allow for the proposed increased residential density of 24.9 units per acre. Related rezoning and development permit/site plan applications will also need to be processed, along with an appropriate environmental review document prepared pursuant to the California Environmental Quality Act (CEQA).

 

It is important to note that no project applications have been filed with the City of Fresno at this time. The purpose of this public information meeting is to advise the neighborhood of the proposal and its process for consideration, and solicit input on the project before it is actually filed with the City. The project applicants and their consultants will attend the public information meeting and welcome your attendance and participation.
